Potentially Subdividable Properties in the Ronan-Edgehill Neighborhood

 

The properties in dark gray on the map are potentially subdividable lots. Some are already shown on the tax assessment maps as approved building lots. Others, while they do not meet the 7,500 square foot area requirement, may be buildable -- if the city grants waivers of minimum lot size requirements.

Below are notes on the lots:

176 St Ronan - north side of this lot.

190 St Ronan - rear. While this lot lacks sufficient frontage to be buildable under the Zoning Ordinance, an adjoining rear lot was developed fifteen years ago.

St. Ronan Street - Yale Divinity School property. The Tax Assessment Map sets the downhill section of the YDS property as separate from the campus itself. It could be divided into two -- and perhaps three -- lots, should the University decide to sell it. Since it lies outside the bundaries of the RS-1 Zone, Yale could also develop it for institutional uses.

305 St. Ronan - the south end of Bethesda Lutheran Church property is of sufficient size to be subdivided.

340 St. Ronan - the south side of this lot is subdividable.

Canner & Autumn, northwest corner - the Tax Assment Map shows the lower end of the Berkeley Divinity School property as two legal building lots.

Autumn Street, between 20 & 34 Autumn

Autumn Street, between 50 & 70 Autumn (403 St Ronan, lower lot

Autumn Street, between 80 Autumn & 32 Highland (427 St Ronan, lower lot)

408 St. Ronan, north end of lot

93 Loomis, south side - Tax Assment Map shows this as an approved building lot.

Highland Street - lower end of St. Francis property (the asphalt playground) is potentially subdividable.

Edgehill Road, between 4 & 12 Edgehill. Tax Assment Map shows this as an approved building lot.

Agricultural Station, between Huntington & East Rock. The lower (east) end of this property could be subdivided into two lots.

Ogden Street, between 340 Ogden & 765 Prospect. This approved building lot has already been clearcut and is awaiting development.

Edgehill Road, southwest corner. Currently protected from development by concerned neighbors who purchased it. But who knows what the future holds?

787 Prospect - the east end of this property on Ogden Street is developable.

Ogden Street, between 123 Ogden & 123 Edgehill. This is shown on the Tax Assessment Map as a legal building lot. It is currently being cleared for development.
